Permission granted for apartments at rear of popular pub in Waterford city

Planning permission has been granted for the construction of a number of apartments at the rear of a pub in Waterford city.

The Craftsman, at an address of 2 Tyrone Road, is particularly popular among students from the South East Technological University (SETU).

An existing single storey section of the pub will be demolished to make space for the apartments.

A two and three storey extension will then be constructed to the rear of the building.

This development will contain three ground floor residential units, three duplex units on the second floor and an extension to the existing pub on the ground floor.

The internal layout of the pub will be reconfigured as part of the works. Elevational modifications will also be undertaken.

The application was submitted by Basebay Ltd on December 9, 2025. One objection was made in relation to the development.

A local resident, who described himself as a “widow pensioner with health issues”, outlined how the extension would impact him.

He said that the development would result in a loss of natural light and an invasion of privacy.

He claimed that the proposal is out of character and not in keeping with other buildings in the area.

He also protested that construction works would result in excessive noise, vibration, smell and general disruption.

Despite these concerns, Waterford City and County Council granted permission for the development on February 11, with ten conditions attached.
