Permission granted for new houses in Waterford seaside village despite objections

The development will be located on a 1.85 hectare site just outside Ardmore

The local authority has formally granted planning permission for the development of almost 40 new homes in the seaside village of Ardmore, despite a number of objections from local residents.

The approval follows a decision by elected councillors, earlier this month, to approve a "material contravention" of the Waterford County Development Plan.

Developer Michael Ryan had initially sought permission to build 51 units at Duffcarrick, Ardmore but permission was granted for 39 after the developer amended the application in response to queries and a request for Further Information from the council.

In recommending that permission be granted, Executive Planner Aidan Walsh stated:  "The revised scheme addresses the concerns raised by the Planning Authority and it is considered the applicant has provided adequate justification for the units now proposed, in excess of the unit numbers envisaged by the (Waterford County) Development Plan."

According to planning documents, the permitted development will now consist of 16 semi-detached two-storey 3-bedroom homes; seven semi-detached / terraced two-storey 2-bedroom homes; two detached 2-bedroom bungalows; six semi-detached two-storey two-bedroom properties with home offices; six detached two-storey 4-bedroom homes and two detached two-storey 3-bedroom homes.

A new vehicular entrance will be constructed off the existing R673 Dungarvan Road incorporating the adjustment of an existing layby. A pedestrian access point to the existing right of way to Ardmore beach will be included.
