Permission granted for next phase of Waterford housing estate ‘masterplan’

Planning permission has been granted for the next phase of a housing development in Waterford city.

A large number of houses have already been constructed at an the site with an address of Knightswood, Outer Ring Road, Williamstown.

In total, approximately 180 residential properties had previously been approved for the site. 

Now, permission has been granted to construct a further 96 houses as part of Phase 3 of the development.

These properties will consist of 46 four-bedroom houses and 50 three-bedroom houses.

Works on site landscaping, roads and footpaths, vehicular connections and public open space will also be carried out.

As well as that, provisions are in place for work to be carried out on boundary treatments, foul and surface water connections and lighting.

The planning application was submitted by Vetra Construction Ltd on June 4, 2025.

Waterford City and County Council granted permission for the development on January 16.

The decision comes amid an ongoing dispute over plans for another housing estate on a neighbouring site near the Farronshoneen Roundabout.

Plans for a 71-unit housing development were refused by Waterford City and County Council in November.

MKDB Developments Ltd has now lodged an appeal with An Coimisiún Pleanála against the decision. A final decision on that development is expected by April 20, 2026.
