Conditional planning permission has been granted for the old Ulster Bank on the Quay in Waterford to be transformed into a hotel with a restaurant downstairs

Permission has been granted for the old Ulster Bank on the Quay in Waterford to be transformed into a hotel.

Code The Mall Limited, based in Wexford, made the application in December of last year.

It's hoped that the former bank will become a three-storey hotel with a restaurant on the ground floor when work commences.

In order for that to be achieved, some of the internal structure will have to be demolished and parts of all three floors will have to be changed.

Permission has also been requested for a canopy to be installed at the back of the building.

The design proposal shows that existing windows would remain untouched.

Despite multiple changes to the building's use since the 18th century, parts of the original 1930 fabric can still be seen.

"The intention to extend the building to provide hotel accommodation within the City is something to be supported at this time given the highlighted shortages," the application states.

Although permission has been granted for the transformation, there are 16 conditions that must first be met.

One of them states that no overhead lighting is allowed over the new sign for the hotel, the colour of the sign must be declared, and no shutters or roller blinds are to be put on the windows at the front and side of the building.

These conditions are to prevent visual clutter.

Another condition outlines that a number of original features of the building, such as the windows, stairs, fireplace, and metal columns on the ground floor must all be maintained and not be impacted by the works.

The contractor must also take all necessary measures to prevent clay, rubble, or other building debris being spilled onto nearby roads.

All construction works must be restricted to between 8am and 6pm from Monday to Friday and 8am to 1pm on Saturdays.

No works are allowed to take place on Sundays or public holidays.
