Plans lodged for 99 new houses in Waterford

Plans have been lodged to Waterford City and Council and An Coimisiún Pleanála for 99 new properties including apartments and houses in Waterford.

The plans, submitted by Rio Real Properties, involve construction of 99 dwellings comprising 32 Duplex, own-door access 2 bedroom apartments, four bed semi-detached 3 storey dwellings , one 3 bed semi-detached 2 storey dwellings, six 3 storey, 3 bedroom end terrace dwellings , 39 3 storey, 3 bedroom mid-terrace dwellings, two 2 storey, 3 bedroom end-of-terrace dwellings , 10 3 storey, 4 bedroom end-of-terrace dwellings, 8 3 storey, 4 bedroom end-of-terrace dwellings (dual aspect), and one Creche building.

The proposed development will also include an extension to the existing LIHAF road to allow for a new vehicular and pedestrian entrance, carparking spaces, bicycle parking area, public open space, foul and surface drainage, waste water pumping system, wetlands attenuation ponds, street lighting, landscaping, boundary treatments, alterations of site levels and all ancillary site development works necessary to facilitate the development. 

Similar plans were already lodged by Rio Real Properties in June 2023, but Waterford Council officially withdrew them on July 1 of this year as the applicant failed to submit further information in respect of the application for a period of nine months.

The new plans were submitted on July 17, and a decision is due by September 10, 2025.
